With only 54 members sharing ownership privileges of the land, homes, clubhouse and all of its furnishings and equipment, you’ll have exclusive access to the resort’s scenic property and full range of amenities.
And, for the time you’re not spending at the property, you can include your share in the owner’s pool of vacation rentals. Fractional ownership entitles residents to a 1/6 deeded real estate interest, where you’ll receive a minimum of 6 weeks reserved vacation per year, along with unlimited usage of an additional 14 weeks per house, guaranteeing you’ll always have the flexibility to spend your time exactly as you please.

What does ownership mean?
Members own a 1/6th interest in one of the nine Obsidian homes. There are 54 Memberships that own the whole of Obsidian, including the land, homes, clubhouse and all furnishings and equipment. Owners have a deeded real estate interest, protected by title insurance, recorded with the county.
How much usage do owners get?
Each year owners receive a minimum of 6 guaranteed weeks plus unlimited short notice stays. Owners may select to exchange their reserved vacation usage with our premier Elite Alliance Program.
What is the Elite Alliance Program?
Elite Alliance is an exchange program for owners at a select group of prestigious residence clubs and luxurious, professionally managed vacation homes. The simple exchange process transforms your real estate ownership into a key that unlocks the door to seamless travel adventures for additional ski trips and golf getaways parallel to Obsidian, beach escapes and much more at a growing array of coveted destinations worldwide.
Can owners rent their time?
Reserved vacations may be rented or added to the exchange program, but unlimited usage may not. Only owners may use the unlimited available days and weeks.
Our in-house front desk service maintains an optimized website and reservation booking system for the owners and allows for nightly rentals.
